What does a Transaction Co-Ordinator do?

If you are reading this page, chances are you are buying or selling a home in Santa Fe.
Congratulations!
I am Maya, and I am looking forward to assisting you to your closing.
Sometimes the movies make it seem like realtors basically show homes and get paid. And that’s it. Alas, if only it were like that.
The life of the real estate agent/broker is quite a bit messier and busier than the movies allow. There are vendors to schedule, inspections to plan, inspections to attend and understand, repairs to manage; there are contracts to manage, file, process, deliver and changes to contracts; there are lenders to manage, title officers and their assistants to liaise with... surveyors, appraisers, decorators, cleaners to talk to … also the realtor is supposed to eat sometimes, and smile, too!
And sleep, if at all possible. And have time to negotiate! Right, negotiation...
The transaction co-ordinator’s job is to take the 1 million middle steps out of the transaction so that the realtor can focus on the core of the transaction and on you, the client.
I will be your point of contact for scheduling, contract work, and general questions. Please keep me copied on all your transaction emails. Your realtor is always your main point of contact/information, so they are also copied on all of our correspondences as well. Of course, please keep any confidential material between you and your realtor.
Feel free to reach out to me anytime. I am here to help you and to make your experience quicker and easier.
My job is making sure that you never have concerns or questions lingering or unanswered.
